Checkout is strictly before 10:00 AM.
Late checkout requests must be made in advance and are subject to host approval and an additional fee. This helps us ensure our cleaning team has enough time and support to prepare the space for the next guest. Thank you for your understanding!

🤝Please be respectful of the neighbors. The home is in a very respectable and quiet neighborhood. Do not disturb or use neighbor’s driveway. Please be quiet and respectful on driveway.

👶Adult supervision of children on the property at ALL times, in ALL areas indoor and outdoor, especially around pool

> Any indication of additional guest will incur a fee of $100 per additional guest per night

❌No parties, events, birthdays, bachelor or bachelorette stays. Right to cancel reservation without refund and a minimum fine of $1500 will be imposed if evidence is detected.

❌No smoking or vaping or use of illicit substances of any kind inside or outside the house. A $1,500 fee will be applied if any evidence is present to treat air and clean carpets and scrub walls.

❌No loud noise or music BETWEEN 9 PM – 7 AM, indoors and outdoors. After 9pm we kindly ask all conversation and activity be moved in indoors to respect our neighbors.

‼️Any noise complaints from our neighbors will result in early termination of your stay. We will dispatch our local security team to escort guests off the premises. In the event our security team is called out due to a noise complaint, guests are liable for any associated costs and expenses.

❌No firearms

❌Pets allowed on this property – with consent. Any violation of this rule will result in a $750 penalty per pet, per night, a double cleaning fee, and additional charges for any deep cleaning, repairs, or replacements required due to damage or soiling caused by the pet.

❌No mail / packages delivered to the property. Please send it to a nearby pick up.

❌No moving / Rearranging of the furniture

❌No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

❌No food allowed on couch and within bedrooms

❌No pre-checking bag storage

❌No BLOCKING OF DRIVEWAY PARKING anywhere other than assigned driveway space. $500 penalty fee will be imposed as a violation or car will be towed. Please check street cleaning signs and schedule and park at your own risk

❌No shoes inside the property. All shoes can be placed on the shoe rack provided.

❌Do NOT adjust or tamper with pool equipment — $1000 fee with repair or replacement costs

❌Do not flush anything other than toilet paper down the toilet. Keep the drains clog-free by removing hair every time after using the shower.
A plumber fee of $500 will be applied if one needs to be called.

🔌Please be sure to unplug all unused appliances, hair curler, laptop chargers from socket when leaving the home. As well as turn off stove, oven, and AC/heater.

~Trash pick-up (FRIDAY) Please roll the bins to the curb on THURSDAY evenings and back on FRIDAY night.

~Street sweeping (THURSDAYS). No street parking is allowed during this period. The guest is liable for any incurred citations or fees and host will not be held responsible for any issues regarding street sweeping and parking regulations.

~Pool Maintenance (FRIDAY)

~Gardener (Fridays ~30 minutes)
**Workers will enter via the side gate and never inside the house.

~Parking: 2 vehicles will fit on the driveway. Parking is available on the driveway as well on the street.

Please note that debris may be present in the pool between our weekly cleanings which can be due to wind or other factors outside our control. We provide tools such as a net if guest would like to clear any leaves and debris during their stay.

‼️⚠️In the event of early termination due to violation of House Rules, your reservation will be non-refundable. Additionally, if we discover that house rules have been broken, we reserve the right to file a claim with Airbnb.‼️⚠️

These HOUSE RULES enable us to upkeep the highest quality stay for our guests. 😊

Guest access
We provide a contactless self check-in through the front door with access to the entire house.

Release of Liability:
This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

We reserve the right to cancel your reservation and withhold your security deposit if these rules are violated.

Property Disclosures:
We have 4 actively recording cameras overlooking the outside of the house and parking lot which record video and audio of live motion movement in the area.

There are also smart home decibel monitors in the hallway which actively record noise decibel levels. The decibel monitors do not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.

Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
